    • Explain the process and confirm overall project feasibility.

    • Visit the land to evaluate topography, access, utilities, drainage, and buildable area.

    • Take measurements and notes for planning and pricing.

    • Review any existing plans or discuss the desired layout and features.

    • Develop a preliminary design direction.

    • Provide a rough budget estimate to confirm alignment before moving forward.

    • Create or refine architectural drawings.

    • Review with the client and make needed revisions until plans are ready for construction pricing and permitting.

    • Review the scope of work based on the plans and site conditions.

    • Sign the scope of work agreement.

    • Collect the initial deposit to move into full permitting and pre-construction steps.

    • Submit plans for county/HOA permits and approvals.

    • Set up project files, schedule, insurance, and site planning.

    • Begin site prep once permits are approved (clearing, grading, staking, foundation layout).
